Two new restaurants plan to open by the Christmas holidays at Morristown’s 40 Park luxury condo/ retail complex, former site of the Epstein’s department store, the developers announced today.

Roots SteakHouse and a “fun, urban-inspired burger eatery,” both to be operated by Harvest Restaurants, will join the newly opened AT&T Store in the street-level “Shops on the Green” at 40 Park, according to the Roseland Property Company. Harvest Restaurants operates seven restaurants in Morris, Union and Somerset counties, according to the statement.

“The community is excited about the overall development from both a residential and commercial standpoint,” Morristown Mayor Tim Dougherty said in the statement.  “There’s a palpable buzz around the town and the state about how well Morristown is doing and the significant improvements that have taken place.  People are really excited about AT&T coming in, and Roots SteakHouse has a strong following in Summit and a great reputation.  It’s just another reason to come to Morristown.”

Michael Fabrizio, executive director of the Morristown Partnership was quoted as saying:

“Welcoming AT&T to Morristown and bringing in a great restaurant are a fantastic start to what will ultimately be an outstanding retail center… The success of the residential properties has attracted new residents with disposable income which has benefitted the entire community.  The new retail shops and restaurants will also support the surrounding area and become an important feature of downtown Morristown.”

EXCITING NEW RETAIL TENANTS

COMING TO THE “SHOPS ON THE GREEN” IN MORRISTOWN

MORRISTOWN, N.J (June 15, 2010): Two restaurants — Roots SteakHouse and a fun, urban-inspired burger eatery — and AT&T have signed leases for prime retail space at the newly-created “Shops on the Green” in downtown Morristown, NJ.

Harvest Restaurants, the highly regarded restaurateur entity that operates seven other restaurants in Morris, Union and Somerset counties, has leased 11,000 square feet to bring its popular Roots Steakhouse concept, as well as a second eatery, to Morristown.   The restaurants, adorned with upscale interior finishes, will have outdoor seating and face both the Morristown Green and the piazza.  They are expected to open in time for the holidays later this year.

In addition, AT&T has signed on for nearly 2,500 square feet for a new store which opens in June.  The location will have a state-of-the-art, hands-on design to engage customers and will include a wide range of wireless products and services for consumers and businesses.  Shoppers can also test out the latest quick messaging devices, netbooks, Smartphones and advanced wireless data applications including GPS navigation, social networking and side-loading music.

The three establishments will be located at street level where a total of 72,000 square feet of retail space, known as the “Shops on the Green,” serve as the foundation for the new 40 Park luxury condominium building and adjacent Metropolitan at 40 Park rental building.  The two seven-story buildings house more than 200 combined residences.

“Located in the heart of downtown Morristown, The Shops on the Green provides an ideal retail location for operators who will benefit from the area’s vibrant, pedestrian-friendly atmosphere and established residential population which is increasing with the new development in town,” notes Debra Tantleff, a Vice President at Roseland Property Company.

“The ground-floor retail space wraps around our 40 Park condominium building, offering great visibility and access from Market Street, the Morristown Green and our new public piazza.  Outdoor seating is available along both Park Place and the piazza which provides for a relaxing and luxurious atmosphere with its water features and beautiful landscaping.  Steps away from  the new public parking garage, the Shops on the Green provides a new destination rich with entertainment, dining and shopping opportunities and serves as the quintessential definition of urban, mixed-use development   Judging by the considerable interest in the project we just encountered at last month’s International Council of Shopping Centers (ICSC) conference,  we’re confident we will be very successful at filling up the balance of the space with complementary retailers that will serve both our residents and the community at large.”

The successful redevelopment effort that has taken place in downtown Morristown and subsequent ability to attract both new residents and retail operators, particularly in today’s economic climate, has been embraced and lauded by Town officials and public entities who have played an integral role in the public/private partnership behind the ambitious endeavor.

“The community is excited about the overall development from both a residential and commercial standpoint,” notes Morristown Mayor Tim Dougherty.  “There’s a palpable buzz around the town and the state about how well Morristown is doing and the significant improvements that have taken place.  People are really excited about AT&T coming in, and Roots SteakHouse has a strong following in Summit and a great reputation.  It’s just another reason to come to Morristown.”

Morristown Partnership Executive Director Michael Fabrizio shares the Mayor’s enthusiasm.

“Welcoming AT&T to Morristown and bringing in a great restaurant are a fantastic start to what will ultimately be an outstanding retail center,” notes Mr. Fabrizio.  “The success of the residential properties has attracted new residents with disposable income which has benefitted the entire community.  The new retail shops and restaurants will also support the surrounding area and become an important feature of downtown Morristown.”

In addition to the street-level retail, 40 Park features 76 luxury condominium homes.  More than 30 residents have already moved in, enjoying the building’s spectacular residences, comprehensive amenities and convenient location just steps from Morristown’s entertainment, parks, restaurants, bars, cultural destinations and public transportation.

A limited edition of one-, two- and three-bedroom floorplans are currently priced from the mid-$400,000s to more than $1 million for the Signature Residences and from $1 million to $2.2 million for the custom designed penthouses.  The penthouses include up to 3,200 square feet of living space and provide extraordinary private terraces of up to 1,800 square feet of fabulous outdoor living space not offered anywhere else in the area.

Recreational amenities located within the building include the 40 Park Center, a private amenity floor for homeowners featuring a billiard table, media lounge with fireplace and large flat screen TVs; catering kitchen and cozy bar seating, and fully-equipped, state-of-the-art fitness center – all of which leads out to private garage parking.
